Terms & conditions

These Terms & Conditions apply to all bookings made through Villas4Rent via our website www.villas4rent.eu, email, or any other channel. By making a reservation, you agree to comply with the terms below.


1. Booking & Payment

  • A booking is confirmed once payment is received, either in full or as a deposit (if applicable).
  • Payment must be made via secure online methods. We do not accept cash payments on arrival.
  • Full payment is usually required prior to check-in, unless otherwise agreed in writing.


2. Check-in & Check-out

  • Check-in: After 16:00 (4:00 PM)
  • Check-out: Before 10:00 AM
  • Early check-in or late check-out may be available upon request and subject to availability and additional charges.


3. Guest Responsibilities

  • Guests must respect the property and its surroundings.
  • No parties or loud noise after 23:00 (11:00 PM).
  • Maximum occupancy is 6 people per villa, with the option to add 1 additional guest for an extra fee.
  • Smoking is not allowed inside the villas.
  • Pets are not allowed.

Any damages caused to the property or its contents may be charged to the guest.


4. Utilities & Services

  • Electricity usage is included up to 30 kWh per day. Excess usage may be charged separately.
  • Final cleaning is included. Additional cleaning during your stay is available for €130.
  • Free Wi-Fi, air conditioning, and private parking are included.


5. Cancellation Policy

  • Cancellation terms will be clearly stated at the time of booking and may vary depending on season or special offers.
  • Non-refundable bookings cannot be cancelled or changed without loss of payment.


6. Security Deposit

  • A refundable security deposit may be required. The amount and conditions will be communicated during the booking process.
  • The deposit will be refunded after check-out, subject to no damage or breach of rules.


7. Limitation of Liability

Villas4Rent is not liable for any injuries, accidents, losses, or damages to personal property during your stay. Guests are responsible for their own safety and insurance.


8. Force Majeure

We are not liable for events beyond our control such as natural disasters, power outages, travel restrictions, or other unforeseen circumstances that may impact your stay.


9. Governing Law

These Terms & Conditions are governed by the laws of the Republic of Cyprus. Any disputes shall be resolved in Cypriot courts.
