Payment, deposit and house rules
The key conditions are shown before you book, with no small print or unexpected charges on arrival.
Refundable security deposit
During online check-in before arrival, €500 is temporarily authorised on your card, not charged. We release the hold three days after check-out and inspection if everything is in order.
Cancellation
Free 30+ days before arrival. A 50% refund applies 14–29 days before arrival. No refund within 14 days or for a no-show.
Check-in and check-out
Check-in after 4:00 PM and check-out before 10:00 AM. Early arrival or late departure may be available on request and may cost extra.
Included
Final cleaning, Wi-Fi, air conditioning, parking and 30 kWh of electricity per day. Extra electricity is charged separately. Optional extra cleaning — €130.
House rules
No parties, pets or smoking indoors. Quiet hours are 11:00 PM–8:00 AM. Please report any damage immediately.

About the villas
What is included in every villa?+
Three bedrooms, an equipped kitchen, Wi‑Fi, air conditioning, washing machine, bed linen, towels, terrace furniture and a private pool.
Is the pool really private?+
Yes. Every villa has its own pool and outdoor area, used only by guests staying in that house.
How many guests can stay?+
Every villa has a standard capacity of 6 guests. We can add a rollaway bed for the 7th guest for €30 per night. Villas 13 and 22 can host up to 8 guests using a sofa bed. All extra places must be arranged in advance and are charged separately.
What is nearby?+
Vathia Gonia Beach is about a 5-minute walk and Nissi Beach about 10 minutes. Restaurants and shops are roughly one minute away.
Is there parking and can I request a cot?+
Free parking is available by the complex. A baby cot can be requested before arrival.

What are the check-in and check-out times?+
Check-in is after 4:00 PM and check-out is before 10:00 AM.
Can I arrive early or leave late?+
Yes, when there is no booking immediately before or after yours. We confirm closer to arrival and an extra charge may apply.
Are cleaning and electricity included?+
Final cleaning and 30 kWh of electricity per day are included. Optional extra cleaning is €130 and excess electricity is charged separately.
Are pets, smoking or parties allowed?+
No. Pets, parties and indoor smoking are not allowed. Quiet hours are 11:00 PM–8:00 AM.
When will I receive the address and access code?+
After full payment, online check-in, deposit authorisation and acceptance of the house rules. The message includes the address, code and local support contacts.
How do I get here from Larnaca Airport?+

Payment and deposit
When do I pay for the booking?+
The booking is confirmed after payment. The full amount must be paid before check-in; cash on arrival is not accepted.
Is the €500 taken from my card?+
No. It is a temporary card hold, not a payment. Nothing is held when you book; the link arrives five days before check-in with online registration.
When is the hold released and when could I be charged?+
We release it three days after check-out and inspection. Your bank may need a few more working days. A charge is made only for confirmed damage, missing items or a serious breach of the house rules.
Can I change dates or cancel?+
Dates can be changed when the new period is available. Cancellation is free 30+ days before arrival, 50% is refunded 14–29 days before and no refund applies within 14 days. Your selected rate terms take priority.
Are there hidden charges?+
No. The accommodation price is shown before booking. Only disclosed optional services, excess electricity or actual damage may be charged separately.
