Payment, deposit and house rules

Three bedrooms, an equipped kitchen and tableware, Smart TV, fast 100–300 Mbps Wi-Fi, air conditioning, washing machine, iron, ironing board, clothes drying rack, hair dryer, bed linen, terrace furniture and a private pool. Entry is keyless by code. Each guest receives one bath towel and one hand towel. Beach towels are not provided.

Yes. Every villa has its own pool and outdoor area, used only by guests staying in that house.

Every villa has a standard capacity of 6 guests. We can add a rollaway bed for the 7th guest for €30 per night. Villas 13 and 22 can host up to 8 guests using a sofa bed. All extra places must be arranged in advance and are charged separately.

Vathia Gonia Beach is about a 5-minute walk and Nissi Beach about 10 minutes. Restaurants and shops are roughly one minute away.

Yes. You can park free directly by your villa, with additional guest spaces inside the complex.

Check-in is after 4:00 PM and check-out is before 10:00 AM.

Yes, when there is no booking immediately before or after yours. We confirm closer to arrival and an extra charge may apply.

Yes. The villa is fully cleaned and prepared before your arrival. Final cleaning after check-out and 30 kWh of electricity per day are also included. Optional extra cleaning is €130 and excess electricity is charged separately.

No. Pets, parties and indoor smoking are not allowed. Quiet hours are 11:00 PM–8:00 AM.

We send the address, access code and local support contacts two days before arrival, provided the booking is fully paid, online check-in is completed, the deposit is authorised and the house rules are accepted.

The booking is confirmed after payment. The full amount must be paid before check-in; cash on arrival is not accepted.

No. It is a temporary card hold, not a payment. Nothing is held when you book; the link arrives five days before check-in with online registration.

We release it three days after check-out and inspection. Your bank may need a few more working days. A charge is made only for confirmed damage, missing items or a serious breach of the house rules.

Dates can be changed when the new period is available. Cancellation is free 30+ days before arrival, 50% is refunded 14–29 days before and no refund applies within 14 days.

No. The accommodation price is shown before booking. Only disclosed optional services, excess electricity or actual damage may be charged separately.

No. Every pool is private, but it is not heated.

Every villa has the same standard setup: one double bed in each of two bedrooms and two single beds in the third. Extra sleeping places are arranged in advance.

Villas 4, 5, 22 and 24 do not have a dishwasher. All our other villas do.

Yes. Every villa has a barbecue.

Yes. A baby cot and high chair are provided free of charge when requested in advance.

Yes, on request. The €130 extra cleaning includes fresh bed linen and towels.

Unfortunately not. The complex has no secure luggage room.

There are small steps at the entrance. Only Villas 5, 22 and 24 have a ground-floor bedroom. In all other villas, all three bedrooms are upstairs.

No. There are no child safety gates around the stairs or pools, so small children require constant adult supervision.

Only with prior approval. Unregistered visitors are not allowed without permission.

No document upload is required. Complete the online registration, accept the rules and authorise the refundable security deposit.

The price includes 30 kWh of electricity per day. Usage above this allowance may be charged at €0.40 per kWh.
